Project Overview

BCS Electrical & Building Services Ltd was appointed by the London Borough of Southwark to carry out a full rising and lateral mains upgrade at Alyton Estate, a residential estate comprising six occupied social housing blocks. This project formed part of a wider £3 million electrical upgrade framework currently being delivered by BCS across the borough.

Project Information

Scope of Works

The primary objective was to replace and upgrade the electrical infrastructure within each block, specifically within the individual electrical intake cupboards located throughout the buildings. The project featured:

  • Installation of Ryefield boards equipped with surge protection.
  • Complete cable infrastructure using SWA cabling mounted on cable tray systems.
  • Full relocation of electrical meters from intake cupboards into individual tenanted properties to enhance accessibility.
  • Coordination with UK Power Networks (UKPN) for supply authority works.
  • Liaison with EDF for metering services and equipment relocation.

Resident Engagement & Community Liaison

Recognising the sensitivities of working in occupied homes, BCS appointed a dedicated Resident Liaison Officer (RLO) who hosted an informal coffee morning prior to project commencement. This initiative provided residents the opportunity to meet the electricians who would be working in their homes, promoting trust and easing concerns about the nature of the work. Special consideration was given to vulnerable residents, with tailored support and scheduling to minimise disruption and ensure safety and comfort throughout the installation process.

 

Additional Services Delivered

In addition to the electrical installations, BCS undertook:

  • Decorative works post-installation to restore affected communal and private areas.
  • Fire stopping, in compliance with BM Trada certification, seamlessly integrated into the electrical works to ensure full fire safety compliance in line with current legislation.

Project Outcome

  • Delivered 2 months ahead of schedule with zero reportable incidents.
  • Minimal disruption to tenants due to careful planning, open communication, and resident-first ethos.
  • All installations fully compliant with the latest BS7671 wiring regulations and fire safety standards.
